Bio

Katy Love is an Associate in Gowling WLG's Real Estate group. She was one of the first apprentices to qualify into the group via the firm's leading apprenticeship programme in 2023, having graduated with first class honours in 2022.

Throughout her career Katy has worked with registered providers of social housing (both not-for-profit and for-profit) in the acquisition, development and ongoing management of affordable homes, including site and unit acquisitions, golden brick and turn-key transfers, land disposals, sub-sale transactions, infrastructure agreements, intra-group arrangements, leases, title due diligence and arranging title defect insurance.

In addition to her day-to-day work, Katy is passionate about advocating for new routes to qualification and has represented the firm as a member of the Solicitor Apprentice Strategy Sounding Board (in collaboration with the City of London Law Society) since 2023, whilst also representing the firm on panel events with Legal Cheek, the University of Law and Gowling WLG ThinkHouse. Katy was shortlisted for Apprentice of the Year with Birmingham Law Society in 2021 and continues to advocate for apprentices in the legal profession, starring in ITN Business programme "Apprenticeships: Pathway to Success" in February 2024 and chairing a panel event for "Manchester - City Century Live!" (in collaboration with Young Professionals) in November 2024.

Katy's clients include Sanctuary Group, Legal & General Affordable Homes and Metropolitan Thames Valley.

Experience

Working with Sanctuary Group on the delivery of its development programme and the on-going management of existing stock. For example,

supporting project management of Sanctuary's acquisition and subsequent integration of Swan Housing Association and carrying out a largescale due diligence project for one of the key Swan development sites, including negotiating significant title defects insurance policies, to enable the development of the scheme to progress;
carrying out due diligence on the acquisition and development of a senior living retirement village and negotiating infrastructure arrangements for the scheme;
supporting on the restructure of Sanctuary's student living portfolio, liaising with third parties where consents were required and managing processes with the Land Registry to ensure that the restructured portfolio was registered quickly and correctly, including collapsing existing leases;
negotiating and completing infrastructure agreements including road and sewer adoption agreements, substation transfers and electricity and gas easements on new developments;
negotiating disposals of surplus land to third parties; and
drafting and negotiating renewal leases for Sanctuary's existing leasehold stock

Working as part of the multi-disciplinary team carrying out legal due diligence for Legal & General Affordable Homes on its bulk acquisition of new-build open market housing for onward shared ownership sale. Katy led on upfront assessment of the Designated Protected Area status of proposed sites and devised and implemented a process for co-ordinating the subsequent satisfaction of conditionality under the conditional acquisition contract.
