Monica Gouveia

Monica trained with Gowling WLG and is an Associate in the commercial real estate department.

During her time at the firm, Monica gained experience in both the property litigation team and has worked for a number of real estate investment and development clients, more recently having assisted clients in maximising revenue through core asset management across business development parks and large retail outlets and working alongside clients in the food and leisure industry in acquiring development sites and realising development potential on their current assets.

Monica appreciates that clients expect issues to be anticipated before they become problematic, and for their lawyers to offer pragmatic and realistic solutions. Having worked previously in a legal in-house role at RBS, she is aware of the commercial pressures to deliver projects successfully, meet sensitive targets and ultimately focus on what is important and what is not. As such, Monica enjoys helping clients get results!

Experience

  • Acting for clients such as The Crown Estate, Sainsburys, Whitbread, Zurich, Threadneedle, Kent County Council.
  • Preparing assets for sale and dealing with title complications including acting on sales of various multi-let sites such as Altrincham Retail Park for £63 million and a bulk disposal of four business parks across the UK for £30+ million to nominee companies.
  • Acting for a UK supermarket chain in negotiating early surrenders of non-core assets and reaching agreements including dilapidations settlements with landlords.
  • Overseeing and advising on asset management aspects of various mixed office/retail spaces from dealing with day to day management queries to advising on transactions designed to increase the value of those assets.
  • Conducting title and tenancy reviews and advising on development potential in respect of existing assets and potential acquisitions, and preparing site set-up documentation.
  • Negotiating leases and documents with service and utilities providers to enable on-site projects to progress.
