Rezwana Chowdhury

Rezwana completed her law degree at University of Birmingham and passed her barrister exams in 2010 but decided to pursue a career in property development by working directly with one of the largest private investment landlords in Brighton. She managed a large portfolio of residential and commercial properties in Brighton, which included organising and project managing the construction of new developments. Her legal knowledge made her very successful at the role which included auditing and preparing legal documents and negotiating with commercial tenants.

What makes her background unique is that she:

  • has been in the client's own shoes with her own practical experience working in the property and construction industry;
  • had her own experience in meeting tight construction deadlines and therefore is able to provide her client's with practical and legal solutions;
  • was a client for law firms and therefore has a real understanding of what kind of service an investor would want from their lawyer.

You can always count on Rezwana to always have a sense of urgency and to be contactable, which has in turn has made her very popular with clients as they feel she really strives to meet crucial deadlines.

Rezwana was headhunted by Mirkwood Evans Vincent Ltd by the commercial property department in 2014 and was later sponsored by the firm to complete her LPC. The firm even became a training provider in order to offer Rezwana a training contract after having passed the LPC with distinction. Although Rezwana left Baron Homes in 2014 to start working full time for Mirkwood Evans Vincent, she was offered an opportunity to work for them as a consultant and she was able to continue her passion for real estate both legally and practically.

  • Assisting the Directors and Senior Partners on large property development projects including marking up Development Agreements, Residential Social Landlord Agreements, Sale and Leaseback Agreements, Contracts conditional on Planning.
  • Project managing development legal matters to ensure all property, construction and banking conditions have been met in readiness for completion. In particular, Rezwana was instrumental in the Hackney Regeneration project (£300 million) and the Dalston (£50million) project and was praised for being a key coordinator in getting the matter to completion by the key deadlines.
  • Worked independently on company re-financing for various clients to secure funding for future development projects.
  • Headed and managed all the plot sales after a completion of a development agreement. Rezwana was solely responsible for exchanging and completing on all 40 plot sales in one particular development and was the fastest at getting through so many sales in a shorter period compared to a competitor and this was a crucial factor in the client then deciding to give all their plot sales from any of their new developments to the law firm.

Real Estate experience

  • Drafting and managing contract renewals, section 21 notices and dealing with deposit disputes for residential and commercial tenancies, which included compiling legal bundles and representing the Landlord at Court for any rent arrears and damages claims.
  • Negotiating earlier termination of contracts with service providers for breach of terms by suppliers.
  • Organising all major repairs (structural and non-structural) and dealing with repair disputes between the landlord and the commercial tenants by analysing factual evidence and lease agreements.
  • Organising and managing large-scale construction projects and arranging repair works required for properties in disrepair, in readiness for completion or for renting out within a tight deadline.
  • Dealing with all the legal and practical aspects of acquiring and setting up a first London office for a previous company Rezwana worked for and in particular successfully negotiating the lease terms, such as rent-free early access and limiting repair obligations.
