Roxanne Watson

Roxanne is a paralegal in the property litigation team. She advises in relation to landlord and tenant issues including preparing and serving notices under the Landlord and Tenant Act 1954, drafting and serving break notices, advising as to the validity of notices received by clients and assisting in dilapidations claims.

Experience

• Preparing and serving notices under the Landlord and Tenant Act 1954 and break notices, advising as to the validity of notices received by clients and acting in relation to dilapidations claims.
• Preparing and serving Section 8 and Section 21 Notices under the Housing Act 1998 and assisting in relation to possession claims including drafting Claim Forms and Particulars of Claim, pleadings and witness statements.
• Advising in relation to debt recovery matters to include drafting letters before action, issuing proceedings, obtaining Judgments and instructing bailiffs.
• Advising and assisting in relation to matters concerning adverse possession claims to include drafting applications to the Land Registry, Rylands v Fletchers and nuisance claims to include drafting pleadings, witness statements and instructing expert witnesses, boundary disputes to include drafting proceedings and pleadings and assisting with matters concerning the Party Wall etc Act 1996.
• Advising and assisting in relation to general litigation matters including drafting Claim Forms and Particulars of Claim, pleadings and witness statements, assisting at Court hearings and mediations, and preparation for trials to include instructing Counsel and preparing trial bundles.
