Ashley Mitchell

Ashley Mitchell leads our Housing Development and Regeneration team. He acts for many of the largest national house builders, dealing with the full range of transactions from serviced sites and mixed use schemes to large scale strategic options and collaboration arrangements.

He also has overall responsibility for our plot sales operation, so he continually focuses on our clients' key goal - to maximise profit through swift sales with no fuss.

The increasing pressure on housing numbers, improving economic conditions and continuing Government investment have all pushed residential development to the forefront. Rising values have attracted a wealth of new developers and investors. Ashley uses his many years of experience to resolve problems and unlock value for all parties.

His expertise have led to instructions from the likes of the Ministry of Defence, Royal London and a growing tier of 'commercial' developer clients and landowners who have sought his advice on complex overage arrangements and residential led mixed use projects, within London and elsewhere. His advice has often been key to avoiding various pitfalls arising out of the rights of residential tenants, while maintaining flexibility of investment potential.

Ashley has a broad range of leading house builder clients including: Vistry Homes, St Modwen Homes, Keepmoat, the English Cities Fund and Taylor Wimpey.

Experience

  • Acting for English Cities Fund on the Manor Road Quarter development in London, in partnership with Homes England, Muse Developments and L&G, to create a 804-home scheme (with 50% affordable housing) along with a new two-acre park, significant highways upgrades and public space, including the creation of new walking and cycling routes through the site improving connections with the wider area. The sale of 50% affordable housing on the first Phase has just been exchanged.
  • Acting for Taylor Wimpey in respect of two potential garden village schemes by way of hybrid promotion agreements, comprising 725 acres and 2,300 acres respectively.
  • Acting for Vistry Homes in respect of a portfolio disposal of c.1,000 units across multiple sites to Heylo, in a deal which exchanged within days of instruction, and was shortlisted for the Real Estate Regional Deal of the Year Award by Estate Gazettes in 2021.
