Emma Pioli

Emma Pioli leads our specialist Asset Management team which, working hand-in-hand with our Real Estate Investment team, provides a focused and streamlined asset management service while keeping the assets "ready for sale". For many property investors, the management of the assets post-acquisition is where the biggest opportunities lie to increase value. This is why asset management is core business for Gowling WLG and we operate a dedicated Asset Management team to deliver asset management as a high priority service. Emma's team invests time in getting to know the assets they are managing, so that the team can deliver a tailored service to help each client meet its goals.

In addition to general asset management work in the office, retail and industrial sectors, Emma has also worked across more specialist asset classes advising the owners of pub companies and energy companies in managing their estates.

Emma has worked in the Real Estate group for over 25 years and leads one of our large real estate teams. She is interested in creating positive working environments and using technology where it offers opportunities to streamline work, to produce the best results for our clients.

Emma was recognised in 2020's prestigious Acritas Stars database as a 'Star Lawyer'.

Clients

Emma's clients include La Salle Investment Management and Savills Investment Management (both in relation to the management of various pension funds), M&G Real Estate, Freshwater, SEGRO, The Arch Company, Peabody, Harbert Management Corporation, Schroders Real Estate Fund and Young & Co.'s Brewery plc. Emma also represents the Government Property Agency in relation to the management of Central Government real estate and UK Power Networks on the property side of its distribution network.

Experience

These are examples of transactions that have been handled by Emma and her team.

  • Supporting The Arch Company in managing its portfolio of 5,000 railway arches, helping to develop a user-friendly, web-based leasing platform which enables the surveyors to managing lettings in double quick time. The team has helped The Arch Co to grow its portfolio by completing approximately 500 lettings each year since its acquisition.
  • Handling multiple lettings across several industrial estates for Schroders Real Estate Fund, including Hartlebury Industrial Estate, Acorn Industrial Park, Kent and Chiltern Park, Dunstable.
  • Managing the letting of five acres of land at Heywood Distribution Park combined with several other strategic logistics locations across Trafford Park, Manchester for St Modwen (and formerly for Harbert Management Corporation).
  • Advising Savills Investment Management, in connection with the Diageo Pension Fund, on the numerous lease transactions across several asset classes, such as Truro Retail Park, Chiltern Industrial Estate, Lewisham and Shrub Hill, Worcester.
  • Assisting the Government Property Agency with the management of its central government office estate, including high-profile Westminster properties occupied by key government departments.
