Clare Swinnerton

Clare Swinnerton is a principal associate in the commercial development and investment team in Birmingham. Clare advises clients on all aspects of commercial property transactions from acquisitions, funding, development, lease negotiations and general portfolio management advice.

Clare has developed a broad range of legal experience acting for developers, landowners, occupiers and investors on a variety of developments including industrial and distribution warehouses, hotels and mixed-use schemes.

Experience

  • Acting for Mountpark on the development and letting of Mountpark Bardon II logistics park, including the conclusion of agreements for lease of a 579,000 sq. ft unit to VF International and a 360,000 sq. ft unit to Countryside Properties.
  • Advising Rockwell on the forward funding and development of the largest Premier Inn hotel in London for a value of £106 million, involving complex advice to overcome a number of challenges for the delivery of the building from a practical and legal perspective.
  • Acting for St Modwen on the development and pre-lettings of various logistics units including St Modwen Park Tamworth, Stoke Central, Stoke South and a 295,000 sq. ft unit to Gousto at St Modwen Park Burton.
  • Lease extension of Onyx 350 warehouse in Runcorn to B&M on behalf of Logicor, entailing the development of additional warehouse space totalling 450,000 sq. ft, planning and subsequent implementation of the same so as to allow occupier operation during development.
  • Advising a commercial developer on the acquisition of several options and promotion agreements over land to be promoted through the planning process for commercial and logistics development.
  • Assisting with the acquisition of land for industrial end use in Southampton, including dealing with all aspects of due diligence on the acquisition, conclusion of all agreements for lease for each unit and disposal to a UK pension fund.
