Edmund Willis advises clients in respect of various aspects of real estate work including sales and acquisitions, landlord and tenant and management work from a real estate development and investment perspective. Sectors include offices, retail and residential and commercial development. He also has experience of commercial and residential property finance and refinance transactions, acting for both borrower and lender.

Edmund's highlights include acting on the pre-let of an 18 story office building, One Braham, London E1 to BT for its new office headquarters Aldgate, London, the sale of One Braham (which, as at 31 May 2021 was the largest single property sale in the UK to date in 2021), the sale of the 16 storey multi let office building, Aldgate Tower, the acquisition of the 94,000 sq. ft. Brent South Retail Park in north London, the complex site acquisition and financing of the Chilmington Green residential development, near Ashford in connection with the construction of 5,750 residential homes and the financing and grant of two leases from TfL for the development of an 85 room hotel in Holborn, London.

Experience

  • Acting for Aldgate Developments on the pre-let of the whole of the 18 storey and c.340,000 sq. ft. office building, One Braham, London E1 to BT for its new office headquarters on a 15 year lease.
  • Acting for Aldgate Developments on the sale of Beagle Investments Lux S.à r.l., the property owning SPV of One Braham for a purchase price of £468 million.
  • Acting for Aldgate Developments on the lettings at the 16 storey multi let office building, Aldgate Tower to AECOM, Ince & Co and Uber.
  • Acting for Aldgate Developments on the sale of Aldgate Tower for £346 million.
  • Acting for Barnet Council on its £55 million acquisition of the 94,000 sq. ft. Brent South Retail Park in north London, which houses retailers such as DFS, Sofology, Sports Direct, Next, TX Maxx, Natuzzi and Costa. The site forms part of the Brent Cross Cricklewood regeneration programme, which is the biggest redevelopment and growth programme Barnet Council has ever undertaken.
  • Acting for Ide Real Estate on the financing and grant of two leases from TfL for the development of an 85 room hotel with an ancillary bar and restaurant and the erection of an eight storey building containing nine self-contained residential units and hotel floor space connected to the hotel.
  • Acting for Hodson Developments on the complex site acquisition and financing of the Chilmington Green residential development near Ashford. The acquisition was financed by facilities provided by Homes England, Paragon and Close Brothers. The scheme will deliver 5,750 houses across four phases, along with new schools, local amenities and a new high-street. The gross development value of the project is in excess of £2 billion.
