Emma Pioli leads our specialist asset management team which, working hand-in-hand with our property investment team, is dedicated to providing a streamlined and focused asset management service. For property investors, the management of the work that is done after the acquisition of an investment asset is as fundamental as the acquisition itself, as this is where there is an opportunity for growth. At the same time, it is essential to keep the asset 'ready for sale'. For this reason, asset management is a core business for Gowlings WLG.
Emma has worked in the firm's real estate practice for 25 years, becoming a partner in 2000. In addition to general asset management work in the office, retail and industrial sectors, Emma has also represented owners of large property portfolios in more specialist sectors such as pub companies, energy companies and distribution network operators. This has entailed gaining a detailed understanding of the strategic objectives of these companies and how their individual portfolios need to operate to meet these goals.
She invests time in her clients as she believes that her job is more enjoyable if she understands her clients' goals and their business motivations. This enables Emma's team to provide a top class service and add value to the assets they are managing. Emma is known for her ability to manage large teams on projects whilst being willing to roll up her sleeves and get stuck into a deal to find solutions.
Emma leads one of our large real estate teams and enjoys managing people. She is interested in creating positive working environments and using technology to streamline work, which in turn encourage efficiency and excellence.
Emma was recognised in 2020's prestigious Acritas Stars database as a 'star lawyer'.
Emma's clients include Savills Investment Management (both in relation to the management of various pension funds), M&G Real Estate, Daejan, Freshwater, SEGRO, The Arch Company, Harbert Management Corporation and Young & Co.'s Brewery Plc. Emma also represents the Government Property Agency in relation to the management of Central Government real estate.
- Advised Young & Co.'s Brewery Plc on the sale of 56 tenanted pubs to Punch Taverns for £53 million.
- Helped The Arch Company grow its portfolio by completing 221 new lettings (amounting to 538,000 sq. ft.) during the year ending 31 March 2021; a figure which has already been exceeded this year – this is in addition to lease renewals.
- Advised Harbert on the lettings of two units at Heywood Distribution Park with combined rents exceeding £1 million.
