Paul Moran

Paul Moran is a principal associate in the real estate group who has a great deal of experience advising clients on all aspects of the property lifecycle including sales and acquisitions, leasing and asset management, forward funding of mixed use developments as well as financing for acquisition and refinancing of assets held within a client's portfolio.

Paul primarily acts for Global Mutual Properties, Columbia Threadneedle Investments, Westminster City Council, Taylor Wimpey Central London and Empiric Student Properties plc. Paul also has a great deal of experience acting for overseas investors speculating in the UK property market.

As well as leading on sales, purchases and a variety of investment work for his clients, Paul has responsibility for all asset management matters at three retail shopping centres as well as two mixed use developments. Paul works closely with his clients to agree and implement strategic decisions ensuring his client's aims are always delivered and the best possible value realised from these assets.

Experience

  • Leading the corporate purchase of the shares in a Guernsey based entity to acquire prime office real estate in London with a value of £10.65 million;
  • Leading the purchase of a multi-let office building in central London for £15 million;
  • Leading the purchase and forward fund of development of a 110-bed student property in York for £12 million;
  • Leading the purchase and forward fund of development of a 116-bed student property in Leicester for £14 million;
  • Acting on the redevelopment of a mixed use site at the Barbican, London comprising residential and retail outlets;
  • Leading a £70 million refinancing of a 15 property student portfolio (circa 1,500 unit);
  • Acting on the purchase of UK asset with a value of £86.5 million via the corporate purchase of the share capital of the Luxembourg based owner and subsequent 'on shoring' of the asset into the UK buyer entity;
  • Leading the sale of a UK site conditional on planning for a 472 student accommodation scheme with a sale price of £8.9 million plus deferred consideration.
