Tom Baines is a Birmingham-based principal associate who advises on real estate law, with an emphasis on commercial development and investment.
He has developed wide-ranging experience acting primarily for developers, international investment funds, manufacturers and environmental technology companies. Recent projects he has advised upon include several forward funded storage and distribution schemes in the Midlands area, acquisition of a shopping parade investment in East London and working as part of a wider team on the £100m acquisition of a regional business park with substantial development opportunities.
Tom is also an active member of the automotive group and has recently acted for an international automotive company in relocating its UK head office.

Acting for a specialist industrial and distribution developer in relation to construction of a substantial warehouse facility. The deal formed part of a wider promotional joint venture between the client and the landowner and documentation needed to negotiated in a short space of time to meet the purchaser's tight construction deadline. Familiarity with the client's business ensured a strong commercial focus throughout the transaction, keeping the client on the front foot every step of the way.
Completing a land acquisition for the extension of a client's major manufacturing facility. Early identification of development constraints on the title enabled the client to successfully renegotiate terms and secure a price reduction.
